Elite Wealth Creators has been appointed to promote Aristo Developers property in Australia, under a written agreement with the developer.
Aristo was founded in Paphos in 1980 and has spent more than forty years building on the island. It was the first developer in Cyprus to build golf resorts, educational institutions, shopping malls and waterparks, and it currently has more than 500 properties available across six regions.
What that means for you is straightforward. You are buying from a developer with a four-decade delivery record and its own title office, rather than from an offshore project with no track record you can check. We handle the Australian side, introduce you properly, and stay reachable in your timezone while you work through it.
To be clear about how this works: Aristo pays us, you do not, and the contract of sale is between you and Aristo Developers Ltd. Going direct would not get you a better price either, because the fee comes out of Aristo's side either way.
Cyprus is unusual among Mediterranean markets for Australian buyers, mostly for practical reasons rather than romantic ones. If you are weighing it against Dubai or against Australian stock, both are worth putting side by side before you shortlist anything.

Aristo quotes every price excluding VAT. The figures above add Cyprus VAT at the standard rate of 19%, because that is what most investors and holiday-home buyers pay, and quoting the lower number would understate the real cost by nearly a fifth.
A reduced VAT rate of 5% applies to a qualifying primary residence, subject to conditions and area limits under Cyprus law. If you qualify, the entry apartment is closer to EUR 210,000 than EUR 238,000. Whether you qualify is a question for a Cypriot lawyer, not for us. Prices and availability change, so treat everything here as indicative until confirmed in writing by Aristo.
Cyprus runs a fast-track permanent residency programme for non-EU buyers. It is worth understanding precisely, because a great deal of what is written about Cyprus online is out of date.

Anyone buying with residency as the goal should take advice from a Cypriot lawyer or a licensed immigration adviser first, and treat the property as the second decision rather than the first.

You tell us what you are looking for and your budget. We register you with Aristo and book a specific appointment, either in Cyprus or by video call. Aristo confirms within three working days.
You meet Aristo's sales team, see what is genuinely available at your price, and pick a specific unit. Registration stays live for 90 days, so there is no pressure to decide on the call.
You appoint your own Cypriot lawyer, who reviews the contract of sale and lodges it with the Land Registry. The contract is between you and Aristo Developers Ltd. Use your own lawyer, not the developer's.
Payments follow the contract, usually staged against construction. Title transfers on completion. If residency is the goal, your lawyer runs that application alongside.
None of these are reasons not to buy. They are the items that surprise people who have only ever bought in Australia, and they are the sort of thing our property investment advisory work exists to get in front of rather than behind.
Every price, deposit and progress payment is in euro. On a purchase that settles across a construction period, the Australian dollar cost can move meaningfully in either direction before you have paid the last instalment. Worth a conversation with your bank or an FX provider before you commit, not after.
Nineteen percent standard, or five percent on a qualifying primary residence subject to conditions and area limits. On a EUR 795,000 villa that difference is over EUR 110,000, so it is worth establishing which rate applies to you before you fall in love with something.
As an Australian tax resident you are generally assessable on worldwide income and gains, so Cyprus rental income and any eventual capital gain come back into your Australian return, with foreign income tax offsets in play. Your accountant should see the numbers before you sign, not at the next tax time.
